What does a moving company cost? Price by home size, per hour and after RUT

Price by price from a one-room flat to a house, with the factors that actually decide where in the range you land: floor, lift, distance to the van, packing and heavy items. Plus hourly rates, RUT and why a fixed price beats an hourly estimate.

What does a moving company cost? Price by home size, per hour and after RUT

The first thing most people want to know is what the move will cost. The problem is that the answer depends on more than the size of the home — but size is the only figure you have when you start looking. So this guide works through the price size by size, from a one-room flat to a house, and then shows exactly which factors move the price up or down within each range.

Every figure below is a range we publish on our own price page. These are real spans, not teaser prices.

How to read the ranges

  • The price covers the work — carrying, loading, driving and unloading, including van and crew.
  • The RUT deduction is applied to the labour cost and appears directly on the invoice. We handle the application to the Swedish Tax Agency; you pay the net amount.
  • The range exists because homes differ. Two three-room flats can be several thousand kronor apart depending on floor, lift and how much actually goes with you.
  • A range is not a quote. Once we have gone through your belongings and the practical conditions with you, you get a fixed price — and it stands even if the day runs longer than we expected.

One room and kitchen

A one-room flat is the simplest move there is. It is usually half a working day: a bed, a sofa, a dining table, a few shelves and twenty to thirty boxes. Everything fits in one van load.

If you land in the lower part of the 2,000–5,000 kronor range, it is almost always for three reasons: the van can park close to the door, you are on the ground floor or have a lift, and you finished packing before we rang the bell.

Two rooms and kitchen

The two-room flat is the move we do most often. There is more to carry — usually a washing machine or a fridge, a double bed, more storage and fifty to eighty boxes. Count on a full working day for two people.

A two-room move also falls within 2,000–5,000 kronor for the move itself, but normally in the upper half. If the end-of-tenancy clean is done at the same time, it is priced separately, starting at 895 kronor after RUT.

Putting the move and the clean with the same company removes the most common dispute at move-out: when they are two different firms and something is not finished, it is always the other party's fault.

Three rooms and kitchen

The three-room range is the most misleading of them all, because the spread within the size is so wide. A 68-square-metre flat where two adults have lived for three years is a completely different job from an 82-square-metre flat where a family has lived for fifteen years and filled both the walk-in wardrobe and the basement storage.

In practice a three-room flat usually needs two movers and a full working day, sometimes three people if there is no lift. The price normally sits in the upper part of the flat range, and tips over into the house range of 6,000–15,000 kronor if any of the following applies:

  • The load is more than one van can take
  • There is a storage unit, attic or basement to empty as well
  • There is no lift and you live on the third floor or higher
  • The move goes outside the built-up area

Four rooms and up, terraced houses and detached houses

Here the job changes character. A house move is rarely just the house — it is also the garage, the shed, the conservatory, the tools, the tyres and whatever has been sitting untouched for ten years. That is exactly why the 6,000–15,000 kronor range is so wide. The end-of-tenancy clean is priced separately, by the floor area and condition of the home.

What decides where in the range you land:

  • The number of van loads. A move that needs two runs costs more than one that fits in a single load.
  • How much actually goes with you. Many house moves get cheaper if you clear out first. Removal of unwanted items can be handled as a separate line.
  • Stairs inside the house. A basement and an upper floor count as stairs.
  • Conditions outside. A gravel drive, a slope, snow or soft ground decide how close to the door the van can stand.

If you live on a private or gravel road, mention it when you ask for a quote. During the spring thaw the road authority can lower the permitted gross weight, and then we take a smaller vehicle or shuttle the last stretch. Known in advance it is planning — otherwise a delay.

Five factors that move the price within the range

Floor level and lift

The lift requirement in the building regulations applies to new construction with more than two storeys — existing buildings are exempt. That is why a turn-of-the-century building in Stenstan, or a wooden house in Östanbäcken in Härnösand, usually has no lift, while a 1960s block in Nacksta or Bosvedjan usually does. Stairs cost time, and time costs money. Four floors without a lift can add several hours to a job that would otherwise have been half a day.

The distance between the door and the van

This is almost always underestimated. Thirty extra metres to walk, in both directions, with every single box, adds up to an hour. In built-up Sundsvall, date parking applies between midnight and 4 pm, which decides which side of the street the van may stand on. Storgatan between Strandgatan and Nybrogatan is a pedestrian street all year — but transporting a resident's belongings to and from an address on that street is an explicit exemption, so we are allowed to drive there at walking pace. If an exemption from the local traffic regulations is needed, it costs 970 kronor and must be applied for at least five working days in advance.

Packing

Packing yourself saves more money than anything else. If we pack for you it is labour time — but it is also RUT-eligible work, and it goes faster than most people expect. Half-packed is the most expensive option of all, because then people are standing around waiting.

Heavy and fragile items

Pianos, safes, aquariums, larger workshop machines and big sheets of glass need more people and sometimes different equipment. Tell us in advance — that is the difference between a planned lift and an improvised one.

The distance between the addresses

Within Sundsvall the driving distance matters little. If the move goes to Timrå, Härnösand or Örnsköldsvik, driving time becomes a real item in the calculation. The infrastructure charge across the Sundsvall bridge is 9 kronor for a light van and 20 kronor for a heavy lorry — small money, but it is inside our fixed price so you do not get a twenty-kronor invoice three weeks later.

What does a moving company cost per hour?

The hourly rate for a van with crew is normally 500–900 kronor per hour. Where you land in that span depends on how many people work and which vehicle is needed.

Hourly billing works best when the job is small and clearly bounded: carrying in a sofa, emptying a storage unit, moving furniture within the same building.

Hourly billing works worst for a real household move, for one simple reason: you carry the risk. If the lift is out of service, if it rains, or if the attic turns out to need emptying too, the clock runs on your invoice, not ours.

Always ask whether travel time and call-out are billed, and from which point the hours are counted. Two firms with the same hourly rate can end up thousands of kronor apart on that detail alone.

The RUT deduction when moving

RUT gives 50 per cent off the labour cost. Materials and pure transport are not covered. The ceiling is 75,000 kronor per person per year, and it is shared with the ROT deduction.

Two things people often miss:

  • The ceiling is per person, not per household. If two adults with their own incomes live together, the cost can be split between you, which means two ceilings to use.
  • Both the move and the end-of-tenancy clean are RUT-eligible. It is the same pot, but both count.

We apply the deduction directly on the invoice and handle the application to the Tax Agency. You pay what is left.

Why a fixed price beats an hourly estimate

An hourly estimate is a guess that you pay for if it is wrong. A fixed price is a guess that we pay for if it is wrong. That is the whole difference, and it is worth remembering when two quotes look alike.

A fixed price requires us to ask more questions before the job — how many boxes, which floor, is there a lift, how close can the van get, does the storage unit come too. That quarter of an hour on the phone is precisely what spares you the surprise on the invoice.

For long-distance moves the difference is even bigger. A move to Stockholm or Gothenburg contains variables nobody can estimate fairly in hours — traffic, unloading windows, congestion charges and low-emission zone rules for heavy vehicles. There, variable billing is in practice an open tab.

How to get a price that holds

  • Count the boxes, or estimate them honestly. It is the most useful piece of information you can give.
  • Tell us the floor, whether there is a lift, and how close a van can get to the door.
  • Mention storage units, attics, basements and garages. That is where moves go over budget.
  • Mention heavy and fragile items before moving day.
  • Decide whether you want the end-of-tenancy clean at the same time.

Use the price calculator on the site for a first figure, or send an enquiry and we will come back within 24 hours with a fixed price. We hold F-tax approval and liability insurance with Länsförsäkringar, and the price you are given is the price you pay.
